City of South Fulton Offers $25,000 In Home Repair Assistance for Eligible Seniors

For many older adults, staying at home is about more than familiarity. Home represents independence, comfort, treasured memories, and connection to the community.

However, aging homes can develop problems that are costly to repair. A damaged roof, failing heating or cooling system, unsafe electrical wiring, plumbing problems, or inaccessible entrances can make it harder for an older adult to remain safely and comfortably at home.

The City of South Fulton’s Senior Homeowner Rehabilitation Program may provide important assistance to eligible senior homeowners facing these challenges.

What Is the Senior Homeowner Rehabilitation Program?

The program provides repair and rehabilitation assistance to qualifying low- and moderate-income senior homeowners. Its purpose is to:

  • Correct code violations
  • Address health and safety concerns
  • Eliminate unsafe or substandard living conditions
  • Improve accessibility
  • Complete necessary, non-luxury property improvements

The program is funded through the Community Development Block Grant and administered by the City of South Fulton. Assistance is provided as a grant, with a maximum award of $25,000

Who May Qualify?

According to the City of South Fulton, applicants must meet several requirements, including:

  • Be at least 62 years old
  • Own the property
  • Live in the home as their primary residence
  • Have a single-family home located within the City of South Fulton
  • Maintain homeowner’s insurance
  • Be current on mortgages, property taxes, special assessments, and property liens
  • Meet the applicable federal household-income guidelines

Eligibility depends on the applicant’s complete circumstances and documentation. Meeting the basic requirements does not guarantee approval or funding. 

What Types of Repairs May Be Covered?

Eligible improvements may include:

  • Electrical repairs
  • Plumbing repairs
  • Roofing
  • Exterior windows and doors
  • Heating, ventilation, and air-conditioning systems
  • Mold remediation
  • Lead-hazard reduction
  • Accessibility modifications

Accessibility improvements may be especially valuable for older adults who are experiencing mobility challenges or planning ahead for safer aging at home. 

Important 2026 Application Dates

The City’s 2026 application cycle opened on July 1, 2026, and is scheduled to close on July 31, 2026.

The process begins with an eligibility-screening pre-application. Applicants who pass the administrative review will receive a link to complete the full application and submit supporting documentation.

Applications are processed on a first-come, first-qualified, first-served basis until available funding is exhausted. Eligible families should not wait until the deadline to begin.

Documents Families Should Begin Gathering

The City may require documentation such as:

  • Identification for everyone in the household
  • Proof of citizenship or eligible immigration status
  • Proof of household income
  • Proof of homeownership
  • Mortgage and property-tax payment records
  • Documentation concerning liens or special assessments
  • Proof of dependents, when applicable

Gathering these records early may help prevent delays once the full application becomes available. 

Home Repairs Are One Part of Aging Safely at Home

A safe and functional home can support independence, but the physical condition of the house is only one part of aging in place.

Families should also consider whether an older loved one is having difficulty with:

  • Meals and hydration
  • Laundry and light housekeeping
  • Transportation and errands
  • Bathing, dressing, or grooming
  • Medication reminders
  • Social isolation
  • Keeping appointments
  • Managing everyday routines safely
